Best Time to Sell My Home?
“When is the best time to sell my house? “ my clients ask me. Usually Spring and Summer are the most active times for selling homes. However, in today’s market, there are so few homes for sale in most areas that now is a perfect time.
Please email me at jeremybburns@gmail.com or call 949-300-1549 if you are considering selling. I will get you all of the comparable information on homes that have sold recently in your area or currently are on the market so that you can be well informed with respect to pricing information. I’ll go over all of it with you.
If you are at an early stage of thinking about whether to sell, I will be happy to provide you with the same information. So many of my clients tell me that they don’t want to take my time if they really are not ready to sell their home. Please understand, however, that I am happy to provide my services at any stage of your deciding whether you wish to sell.
For example, that includes providing a selection of homes for sale in any area that you’re thinking about as a possible place to live. In this way you can get some understanding about what is possible to purchase when your home actually has sold. Once again don’t hesitate to email me at jeremybburns@gmail.com or call 949-300-1549.

Helpful Opinions About Your Neighborhood
My clients usually want to know as much as possible about the areas and communities which they are considering to buy a home. Having lived and worked in both coastal and inland communities in Orange County for decades, I can provide them with lots of information in response to their questions. Nevertheless I always tell my clients that the best way to get that information is from those who presently live there.
At the moment, for the benefit of my clients I’m looking for more insights into Newport Heights and Eastside Costa Mesa. If you live, or have lived in either of these areas, I would appreciate hearing what you like about these neighborhoods, why, perhaps why you don’t, and has your opinion changed one way or another over time.
Naturally their interests include your opinions about schools, recreation, traffic, shopping, friendliness of the neighborhood and the like. Also, any negatives that they should be aware of.
Please call me at 949-300-1549 or send me your responses at jeremybburns@gmail.com and I promise to pass them on.
Thanks so much!

First-time Homebuyer

We have been looking for our first home to purchase. Currently we live in an area that we like but the homes are too expensive. We know that we might be able to buy a nice home in a newer area for less money, but these homes are too far from where we work and the amount of traffic is worrisome. With a new baby, I work from home most of the time, which is a really important consideration. In addition we prefer living near areas that offer interesting things to do and places to shop and eat. Please help us with our decision.

Buying Your First Home

During a recent conversation with a group of women, one of them asked how to figure out which area in Orange County might best fit here family’s needs and wishlist. A lender had pre-approved her for a loan of $1, 700,000. However, she preferred to look for a less expensive home.

In my response I offered these pointers:

Preapproval for a loan actually is a necessity. No seller will accept an offer from someone who is just “prequalified”.  So at the outset of her home search, she’s cleared that hurdle.

I asked where she and her husband work. Their best choices for a home would be located within reasonable commuting distance from work.

She does not have a family yet. Of course for several reasons that fact would make a difference in choices of where to by a home. A larger home closer to work might make the most sense looking forward.

With that in mind, I suggested looking at several really nice tract developments that have attracted lots of young families. Another consideration in favor of looking at these newer developments is that there’s a tight housing market. Most areas in Orange County have relatively few homes for sale.

With the help of 250+ Berkshire Hathaway agents in my office, many of whom have “Pocket listings” (properties for sale but not listed in the MLS), I would be able to help her to efficiently search both listed and unlisted choices of homes for sale.

Finding Just the Right House

There are many reasons for wanting or needing to downsize homes. For example, these grand looking homes with large windows, high ceilings, two-floor great rooms, and huge foyers often have resulted in inefficient - and expensive - heating and cooling and too much work for maintenance and day-to-day upkeep.  The understandable question for these and other home-owners is where to move that is not a smaller, older house that is, to say the least, disappointing by comparison with their current home?

The good news is that there are beautiful homes in ideal locations for people that, for whatever reasons, need to downsize. And that’s what I do best: tell you what your current home really is worth based on market value; show you choices of the right size homes depending on your budget and needs; and the right neighborhood locations. I don’t push my clients at all. But it’s important to understand that very few single-family homes are being built while demand for them remains strong and is growing with demographic changes.

Of course, everyone has there own strong personal desires with respect to home selling and buying: change or little change; stay in the same neighborhood or move on; garden or none; near work or schools or it really doesn’t matter; and so forth. No matter what the personal consideration, the right affordable house exists in approximately the right location. It’s just a matter of knowledgeable persistence to find it.

BIGGER Not Necessarily BETTER

Everywhere in Orange County, California and America single-family houses are getting BIGGER. Think back to the days when, according to the National Association of Home Builders, the average home size in the U.S. in 1950 was, believe it or not, less than 1000 square feet! Now it’s approaching 3000 square feet, thanks in no small part to houses at the higher end of the market, including  “McMansions”.

Not only are houses getting larger, everything inside them is getting bigger, too, from four or more bedrooms to furnishings and everything else that gives them a “wow” look including spacious foyers, huge staircases, three or four garages, gourmet kitchens, sun rooms, walk-in closets and enormous master bedroom suites, huge kitchens, media rooms and more. But I’m increasingly hearing from clients that “our house is too big” and “too much work to look after”.

Investing in Real Estate

Have you thought about how a smart real estate investment can work for you now and in the future?

Some of my clients have been asking themselves this same question. They’re concerned about crazy swings and uncertainties in the stock market and tiny earnings on CDs.

Some have children in college and their housing costs are a burden. Others have kids heading to college and want an affordable housing alternative. I’ve investigated the availability of rentals and homes for sale near several of these colleges.

Especially if your child's choice of college happens to be near your home, it makes sense to consider purchasing a home near the college to house your child and possibly other students.  After he or she has graduated, the rental income from other students or renters can provide an excellent investment for your retirement.

If you’re facing this kind of choice, I’ll do all of the research necessary to see if there are good investment alternatives available near a college. We’ll compare purchase prices, quality and all of the other important real estate investment considerations. Armed with plenty of real estate data and input from more than 200 agents in my office, you’ll have excellent choices to think about and look at.

Looking Ahead

It’s holiday time once again and everyone is busy getting ready for celebrations. I wish you much joy at Xmas and in the New Year.

Looking ahead to the new year, many people are thinking about how to deal with changes in their family situation. Faced with the need for a different sized home, many people understandably would rather postpone all of the research and decision-making.

If you happen to be one of these people or know someone who is, I can take care of all the necessary research, from the value of present home to the best potential choices of a new home.  If you are over 65 years old and currently have the benefit of Proposition 13 property tax, we can keep that advantage in your new home.

If you have been renting and saving money for a down payment, I can help you figure out the most affordable and desirable possibilities for a new home.

Please email me at lidoislander@yahoo.com  or call my cell: 949 300-1549 for advice that is free and without any obligations or annoying followup.

Friday, May 15, 2015

As I talk with people throughout the day about buying and selling property, I continually hear these kinds of comments: Our landlord recently raised our rent and we don’t think that is fair. We’ve decided to buy a house, but don’t know what we actually can afford. Our house is too large, we don’t use the pool any more, our children are grown up and we’ve decided that it’s time to think seriously about looking for another house. Our house is too small. We have three children cramped into too little space, our yard is too small and now the children want a dog. We haven’t seen any homes on the market that we like. We really don’t know what we are going to do, but wish we could get more information about our options. We don’t want to talk with a realtor just yet. We’re really not sure what we want to do. We saw a home on the market recently that looked interesting, but we don’t know how to go about buying it since we already own a home. When I ask these people whether, with no obligation whatsoever, they would like me to research the value of their present home or send them examples of homes on the market worth looking at, I’m always surprised by the reasons that people come up with to avoid followup. For example, “We would have to fix too many things in our house before putting it up for sale.” For another example: "We wouldn't know where to start! Where could we move?” The answer to all these questions and doubts is simply to take advantage of my offer of free services that will help you move on more comfortably with your life. All that you have to do is think about a variety of suggested solutions and decide what will work best for you.
